This high profile healthcare insurance client plan to develop an administration office building, inclusive of a dedicated sales centre which is to be located on the outskirts of Al Ain. We were appointed to conduct a feasibility study for the project in collaboration with a home committee representing the interests of the client. The building vertical profile has been designed as a G+3 structure over one basement level, positioned on a 2,208m2 plot and in full compliance with required setbacks and height limits. The client briefing included references to a unique and contemporary design to stand apart from other adjacent buildings whilst retaining a commercially viable constructability and an understated respect for the local architectural tradition.
The building is to be developed for both office and sales core functions with adequate on site car parking facilities. Other requirements include customer services, call centre, conference and training rooms, open and cellular office spaces, educational gallery, breakout spaces and staff canteen. Modern working trends have been highlighted to aid the final space programme. The building has been positioned on site so as to maximize on passive sustainability such as self-shading and natural cross ventilation. Equally, cost effective and environmentally friendly building materials are proposed for use as part of the desired sustainability initiative. The project will also include outdoor courtyards and extensive site landscaping using indigenous plants.
