Union Properties, one of the United Arab Emirates leading real estate developers, delivers a comprehensive range of building typologies comprising some of the most unique commercial, residential and leisure developments in the country. The Vertx project, which is located in the Motor City area of Dubai between Sheikh Mohamad Bin Zayed Road and the Emirates Road, is to be a substantial mixed use scheme containing residential apartments, retail offerings and office units. The project includes five towers ranging in height from G+20 to G+45 which are all planned around an elevated landscaped park so as to form a vibrant living community in its own right. On completion, it is envisaged that The Vertx will set innovative standards on how a vertical city district can be realized whilst also embracing human scale.     

The overall architectural style is contemporary and the main structures are planned as beacons which are strategically positioned on the site perimeter and at high profile corners so as to part enclose the central landscaped grounds. One of the key design challenges is an appropriate symmetry between mass and space, to achieve a viable built up area whilst retaining connection to natural elements. The raised main level serves as a raised urban platform for enhanced views of the surrounding area and the Dubai skyline in the distance. Other factors include retail along the road strip and at ground level of the towers, pedestrian pathways, children’s play area as well as strategies such as sustainability and solar energy. The architecture seeks to establish landmark buildings which sets a precedent for future developments in this emerging urban suburb.
